Is Courthouse Lofts income-based?

We are not income-based, but we are income-restricted. Rent prices at Courthouse Lofts are fixed and do not change based on income.

Courthouse Lofts is an affordable living community, part of the Section 42 Low Income Housing Tax Credit Program. In order to qualify for these affordable living programs, all applicants must meet the income and student restrictions.

What does 'Tax Credit' mean and how do I qualify?

Every household must meet the income and student eligibility requirements of the Section 42 Low Income Housing Tax Credit Program in order to rent at Courthouse Lofts.

In order to qualify, your total annual household income must be under the income limits published on our contact page here.

Another criteria to be eligible for apartments at Courthouse Lofts is that the household also cannot be comprised entirely of full-time students. There must be at least one household member that is not a full-time student for 5 or more months of the calendar year. View our Resident Selection Criteria here. 

Do you accept Section 8?

Yes. We accept Housing Choice Vouchers (previously Section 8) and other Housing Assistance Vouchers. However, you must meet the eligibility requirements of the Section 42 Low Income Housing Tax Credit Program in order to rent at Courthouse Lofts. These requirements are separate from the Housing Choice Voucher Program.

Another criteria to be eligible for apartments at Courthouse Lofts is that the household also cannot be comprised entirely of full-time students. There must be at least one household member that is not a full-time student for 5 or more months of the calendar year.

Can I fill out an application?

We do not accept applications until we are holding an available apartment for you with a $250 holding deposit. Tax Credit Housing applications are only good for 120 days, so we do not want to start an application with anyone until we know we have an available apartment within that time frame. Can I schedule a tour at Courthouse Lofts?

Yes! We are offering in-person tours by appointment only. Please call our office at (816) 471-2751 to schedule an appointment.

Please note, we only offer tours of vacant apartments. If we do not have any vacancy, we can instead do a virtual tour in our office. Contact us to schedule an appointment.

Why are you called Courthouse Lofts?

Our building was previously home to the Federal Courthouse and Post Office for Kansas City for over 60 years! The building first opened in 1939 and we were rehabilitated into lofts in 2011. Learn more about our history here!

What utilities are included?

Residents pay a flat rate for water plus electricity and cable and/or internet.

Do you allow pets?

Yes, Courthouse Lofts is a pet friendly community! We allow two pets per household. There are no breed restrictions, but we do have a weight limit of 60 pounds. We also consider certain caged animals. Additional pet fees apply:

  • Refundable pet deposit, equal to half of one month’s rent
  • $35 monthly pet rent for one pet, and $50 monthly pet rent for two pets

Are there additional fees?

Application fee: $30 per adult

Security deposit: varies based on credit, ranging from half of a month’s rent up to one full month of rent
